Victoria Place - 1815 North Milwaukee

Bucktown has undergone a huge change in the past decade. The neighborhood that was once home to abandoned buildings and large warehouse space used by artists has now become one of the most sought-after corners of Chicago.

There are several new loft and condominium developments offering the best modern luxury amenities in Bucktown. One of the newest developments is Victoria Place, located at 1815 North Milwaukee. This four-story building offers a total of 15 new condominiums and ground floor retail space.

Buyers can choose from several two-bedroom floor plans. One unit currently on the market is a two-bedroom and two-bath unit offering a total of 1,445 square feet of living space. This unit is priced at $428,500.

Residents enjoy a number of excellent amenities in this elevator building. Gourmet kitchens come complete with stainless steel appliances, granite countertops, and 42-inch custom cabinets. Residents also enjoy a choice of granite or marble vanity tops in the bathroom. Hardwood floors in the main living areas come in a choice of Brazilian cherry or natural oak. Bedrooms have wall-to-wall plush carpeting.

Residents of Victoria Place also enjoy 10-ft ceilings, plenty of windows that let in natural light throughout the day, and private balconies and decks. Garage parking is available for an extra charge. Each unit also comes with a washer and dryer.

The neighborhood offers excellent amenities as well. North Avenue and Damen Avenue are the commercial heart of Bucktown. There are also several shops, restaurants, and services along Milwaukee Avenue.

Residents of Bucktown enjoy an active nightlife. Trendy bars, clubs, and music venues can be found along North Avenue and Damen.

Commuters will love the quick access to downtown Chicago via the El train, located just two blocks away on Western Ave. CTA buses also run along Milwaukee Avenue towards downtown.

To get away from the noise of the city, head over to Humboldt Park, one of the largest parks in Chicago. The park has several bike paths, walking trails, and plenty of green space to enjoy the sun and fresh air.

If you’re in the market for a new condo or loft in Bucktown, keep up with the latest news and stats coming out of the real estate market. Bucktown is part of the Logan Square statistical area.

Logan Square has seen a drop in sales during the last two years. According to data from the Chicago Association of Realtors, a total of 179 condos were sold in the area during the third quarter, a 10 percent drop from the same period last year.

As demand for condos drops in Logan Square, condo owners and developers are facing longer delays when it comes time to sell. The average turnover time for condos on the market in the neighborhood rose to 111 days during the third quarter, 22 days longer than last year.

However, the drop in demand and rise in turnover time haven’t adversely affected prices in the area yet. The average sales price during the third quarter posted a 3 percent increase over the same period last year. However, whether prices can continue to increase remains to be seen. If demand for condos doesn’t pick up around Logan Square, many sellers may be forced to start offering a lower asking price to attract more attention to the area.
