The Coronado - 3900 North Pine Grove

Lakeview has become one of the most popular neighborhoods for young professionals looking to buy their first condominium in Chicago. The area around Wrigley Field, known as Wrigleyville, has undergone one of the biggest changes in recent years as new residents attract new businesses and nightlife to the neighborhood.

One of the newest developments offering luxury condos in Wrigleyville is the Coronado, located at 3900 North Pine Grove. Buyers can choose from studio, one, and two-bedroom condominiums at the Coronado.

One unit currently on the market is a one-bedroom and one-bath condominium priced at $224,900. Rental units are also available at the Coronado. A two-bedroom and two-bath condo was recently listed at $1,800 per month.

Residents enjoy a number of amenities at the Coronado. Kitchens come with a stainless steel appliance package, granite countertops, and cherry cabinets. Washer and dryer hookups, ample balcony space, and hardwood floors also come standard with each unit. Heated indoor parking is available for another $25,000.

The building offers a number of common amenities, including a storage locker, fitness center, and pool. Residents can entertain guests and get to know the neighbors on the rooftop deck.

The convenient location of the Coronado is one of the main draws for new residents. The development is close to many excellent restaurants, bars, shopping, and entertainment.

Commuters will love the easy connections to downtown Chicago. The Red line of the El is a 5 minute walk from the Coronado. CTA buses to downtown are one block away. The area also offers convenient connections to Lake Shore Drive.

Residents can get out and enjoy the fresh air along the bike paths and trails along Lake Michigan. The park is just one block away, making it easy to enjoy the incredible views every day.

Residents can also enjoy a Cubs game whenever the mood strikes. Wrigley Field is only a ten-minute walk from the Coronado. Celebrate with fans from around the Chicago region in the many lively bars and restaurants around the stadium.

If you’re in the market for a new condominium in Lakeview, keep up with the latest news coming out of the real estate market.

According to data from the Chicago Association of Realtors, Lakeview continues to see a large amount of sales. A total of 700 condos were sold during the third quarter, the second highest total for any Chicago neighborhood during the period. However, this is a six-percent drop from the same period in 2006, and the second straight year that sales have declined in the neighborhood.

Despite the drop in sales, inventory levels remained steady, which should protect the market against major swings in prices. The average turnover time during the third quarter was unchanged from a year previous. It now takes condo owners and developers an average of 94 days to find a buyer, just below the average for all of Chicago.

These relatively strong market conditions have led to a further jump in prices. The average sales price for condos sold during the third quarter grew by 4 percent from the same period in 2006, and could continue to rise if conditions remain the same.
