Floor plans at Kennedy Estates range from 1,261 square feet to as much as 2,116 square feet for the largest penthouse unit.

According to the Chicago Association of Realtors, the number of condos sold in the neighborhood has dropped to levels not seen since 1999. During the third quarter, a total of 16 condos were sold in the neighborhood, a 30 percent drop from last year. It is also the fourth consecutive year that condo sales declined.

Condo owners are facing one of the most difficult markets in recent years, as competition increases in the neighborhood. The turnover time for condos on the market has hit 176 days, a 148 percent increase over last year.

Despite the drop in demand and the increasing inventory of unsold condos on the market, the average sales price continued to increase. During the third quarter, prices were up a modest 2 percent over last year.

Buyers looking for a condo in Jefferson Park could start to see lower prices in the next few months if demand continues to drop and competition among sellers increases.
