Everleigh Condominiums Des Plaines

Des Plaines is a popular suburb of Chicago. The area offers easy access to downtown Chicago and is conveniently located next to O’Hare Airport. The neighborhood is located just minutes northwest of the Chicago Loop.

There are several condominium projects currently underway in the area. One condo project in the heart of downtown Des Plaines is Everleigh Condominiums, located at the corner of River Street and Des Plaines River Road.

This condominium project is designed by A. Epstein and Sons International, Inc, the architectural firm responsible for many buildings around Chicago. They have recently completed projects such as Elm Tower, Maple Tower, and Chestnut Tower.

The 9-story building will offer a total of 144 condominiums, ranging in size from one bedroom to up to three bedrooms in the penthouse units.

Preconstruction prices for an 850 square-foot one-bedroom condo start in the low $200s and go up to just under $500,000 for larger units.

Amenities at Everleigh Condominiums include private outdoor space, indoor parking, and energy efficient windows. Residents can also enjoy the community room, available for private parties or meetings.

Each unit includes the typical selection of amenities, such as a stainless-steel appliance package and granite countertops in the kitchen. Buyers can also choose to include a separate shower and bath in the bathroom.

One of the biggest attractions for buyers looking for a condo in Des Plaines is the availability of parks. The Everleigh is just a few minutes from picnic areas, walking trails, and bike paths in the forest preserve located along the Des Plaines River.

The Everleigh is located in downtown Des Plaines, close to many shops and restaurants. Metropolitan Square, just across the street from the development, offers grocery stores, a fitness center and several restaurants.

Shopping opportunities abound in the neighborhood, with Golf Glen Shopping Center, The Oaks, and Oak Leaf Commons all just a short walk from home.

There are also several golf courses within just a short drive of downtown Des Plaines. The Park Ridge Country Club and Lake Park Golf Course both offer excellent courses.

Commuters can get to downtown Chicago via the Metra line that runs through the middle of Des Plaines. Interstate 294 is also just a few blocks away, providing a link with other suburbs to the north of Chicago and other parts of Illinois.

Buyers should keep in mind the current real estate market when considering a potential investment. Real estate numbers for Des Plaines and the rest of Cook County show a large decline in sales for the second quarter of 2007.

According to the most recent report by the Illinois Association of Realtors, the amount of condos sold during the second quarter declined to 6,900, 25 percent less than during the same period of 2006.

The drop in sales could be attributed to several causes. There is less credit in the market, with lenders tightening their requirements for home loans. Prices for condos and single family homes in many Chicago markets have also seen two- and even three-digit increases year over year.

While the amount of sales dropped, the average sales price continued to increase across the county. The average sales price during the second quarter was $382,357, up 6.5 percent from the previous year.

Finding the right price may mean waiting for a motivated seller. Current market conditions make it difficult for prices to continue moving up in many neighborhoods around the Chicagoland region.
