Logan Square is seeing a slight decline in demand for condos and lofts as the real estate market around Chicago suffers from the effects of a difficult mortgage sector. According to the Chicago Association of Realtors, a total of 179 condos were sold during the third quarter, down 20 percent from the same period last year.

At the same time, the inventory of unsold units on the market continues to rise, potentially leading to more competition amongst sellers. The average turnover rate for the area was up to 111 days during the third quarter, a 25 percent jump from the same period last year.

This combination of low demand and a growing supply of homes for sale could lead to lower prices in Logan Square if conditions don’t change. However, the average sales price continued to rise during the third quarter, up 3 percent from the same period last year. Buyers could start to see lower prices if demand doesn’t pick up in the short term.
