Churchill Row Lofts

Bucktown offers an impressive number of new condominium and loft developments for all tastes. The neighborhood has seen a lot of gentrification in recent years that has led to the conversion of several historic factories and warehouses into luxury lofts.

One of the largest new developments in the neighborhood is located at 2111 W. Churchill Street. Known as Churchill Row, the development offers a total of 39 lofts in a former manufacturing building and another 22 townhomes in the adjacent lot.

The development is a project by Centrum Properties, a Chicago-based company with a long history of excellent developments around the city. Past projects include Dearborn Mews and the Sewing Exchange.

Buyers at Churchill Row Lofts can choose from several floor plans. Two and three-bedroom lofts are available, offering from one to three baths. Floor plans range from 1,250 square feet for a two-bedroom model to more than 1,800 square feet for the largest model.

Prices for these luxury lofts start from $300,000 and range up to nearly $575,000 for a two-story unit with a private rooftop deck.

Residents of Churchill Row Lofts enjoy an open floor plan with huge windows and high ceilings. The living room comes with a wood ceiling, hardwood floors, exposed brick, and a fireplace. Residents will also enjoy the private outdoor space with views of trees and lots of open sky.

The location of these luxury lofts is one of the main draws for buyers looking for a new home in Bucktown. The neighborhood offers plenty of great restaurants, nightlife, shopping, and public transportation.

For the best shopping, head down to Damen Avenue, home to most of the shops, boutiques, and services in the neighborhood. Nightlife can also be found along Damen Avenue. North Avenue also offers several excellent spots to go for a night out on the town.

Commuters will love the quick access to downtown Chicago. The El train, CTA buses, and a nearby expressway connect the neighborhood to the rest of the city in just minutes.

Bucktown also offers a vibrant arts scene. The Bucktown Art Fair is one of the most popular events in the neighborhood. The Bucktown/Wicker Park Summer Fest is another popular festival that attracts people from all over the country.

If you’re in the market for a luxury loft or condo around Bucktown, keep up to date with the latest real estate news coming out of the neighborhood. Bucktown is part of the Logan Square statistical area.

According to the Chicago Association of Realtors, sales of condos and lofts around Logan Square have dropped off after hitting their highest level in 2005. A total of 179 units were sold during the third quarter, a 20 percent decline in sales from the same period last year.

The drop in sales has led to an increase in the inventory of unsold condos and lofts on the market. According to the C.A.R. report, if you are selling your property in the area, it will now take you an average of 111 days to find a buyer, up from 89 days just a year ago. It is also the longest that sellers have had to wait to find a buyer since 1991.

Despite high inventory numbers and fewer sales, the average sales price in Logan Square was up another two percent during the third quarter. However, if demand doesn’t improve in the area, buyers may start to see excellent deals on condominiums and lofts around the neighborhood.
