A total of 153 condominiums and lofts were sold during the third quarter, a 20 percent jump from the same period last year and the most units sold during the third quarter in more than 16 years.

However, as sales increase in the neighborhood, so does the number of units for sale on the market. The average turnover time increased by three days during the third quarter. Sellers must now wait an average of 93 days to find a buyer in Lincoln Square, 3 days below the average turnover time for all of Chicago.

With such strong numbers coming out of the market, it’s no surprise that the average sales price rose during the third quarter. The neighborhood saw a 10 percent jump in the average sales price, which now stands at just under $300,000.

Whether Lincoln Square will be affected by the general downturn in the real estate market in the Chicago region remains to be seen. If sales continue to increase in the neighborhood, prices may rise yet again.
