Lincoln Square offers a number of excellent luxury lofts and condominiums on the market. Despite a downturn in the Chicago condo market in many neighborhoods around the city, sales remain strong in this popular part of the city.

One loft development currently on the market is located at 4751 North Artesian Avenue. This fantastic new building has a total of 15 units. These spacious one and two-bedroom lofts offer from 1,000 square feet to 1,300 square feet of living space. Prices start at $300,000 and range up to $400,000.

There are currently two units listed for sale on the market. A two-bedroom and two bath loft is listed at $325,000. Another two-bedroom loft is also available for $309,900. This unit offers a total of 1,100 square feet of living space.

Oversized windows let in plenty of natural light and offer an excellent view of the surrounding neighborhood. The open floor plan includes Brazilian cherry hardwood floors and a fireplace. Units come with a washer and dryer.

The building has an attached parking garage with spaces selling for an extra $20,000. A large rooftop deck is the perfect place to entertain friends, sunbathe, or just enjoy the excellent views of the surrounding city. Extra storage is also available.

The location of the lofts at 4751 North Artesian Avenue is one of the main draws for residents. The development is in the heart of everything that Lincoln Square has to offer, including excellent shopping, restaurants, and nightlife.

Commuters will love the easy connections to the downtown Chicago business district. The El train is just two blocks away, and CTA buses are also available along Western Avenue and Lincoln Avenue.

If you’re looking to get out and enjoy the outdoors, several parks along the Chicago River offer great walking and biking trails. West River Park, East River Park, and Homer Park are among the most popular weekend spots in the area.

Buyers looking to purchase a condominium or loft in Lincoln Square should stay up to date with the latest news coming out of the real estate market in the area.

According to the Chicago Association of Realtors, Lincoln Square is one of the few Chicago neighborhoods that have seen an increase in sales. A total of 153 condominiums and lofts were sold during the third quarter, a 20 percent jump from the same period last year and the most units sold during the third quarter in more than 16 years.

However, as sales increase in the neighborhood, so does the number of units for sale on the market. The average turnover time increased by three days during the third quarter. Sellers must now wait an average of 93 days to find a buyer in Lincoln Square, 3 days below the average turnover time for all of Chicago.

With such strong numbers coming out of the market, it’s no surprise that the average sales price rose during the third quarter. The neighborhood saw a 10 percent jump in the average sales price, which now stands at just under $300,000.

Whether Lincoln Square will be affected by the general downturn in the real estate market in the Chicago region remains to be seen. If sales continue to increase in the neighborhood, prices may rise yet again.
