Up to 55% Off At 200 North Dearborn

February 18, 2011 - Price cuts and promotions aren’t anything new at 200 North Dearborn. American Invsco is the Chicago real estate developer behind this tower and they make the most of any opportunity to launch a new marketing campaign. The last one was a “make an offer” promotion to try and meet new pre-sale requirements from Fannie Mae. They needed 36 new sales by January 31st. They must need a few more because now there are “huge discounts” being offered to the next 16 buyers who sign a contract.

There is a good selection of convertible to two bedroom units left in this tower and the price reductions range from 40% to 55% plus another 5% more off for cash sales.

Right now you can expect to pay from $125,500 to $146,500 for a convertible. They had been priced from $298,200 to $ 284,700 so that is a drop of 50.87% to 55.92%.

The one bedroom condos at 200 N Dearborn are now priced from $176,000 to $224,400 which is down from the old prices of $333,700 to $464,000. That saves you from 40.37% to 51.64%.

And the remaining unsold two bedroom, two bath condos that had been priced from $472,900 to $575,800 are now listed from $227,500 to $338,100. That is 41.28% to 54.34% off original prices.

Finishes include floor-to-ceiling windows, oak cabinets, ceramic bath tile, hardwood floors, walk-in closets and an appliance package. Building amenities include a 24 hour doorman, laundry room, sun deck with swimming pool, fitness center, bike storage room and extra storage space for residents.

Luxury Condos Still Selling

November 22, 2010 - Sales of high-end Chicago condos have picked up a bit recently, and several towers like Ten East Delaware and the Ritz-Carlton Residences have inked some high dollar sales lately. The latest pricey condo to go under contract is at Aqua though, according to a recent article in Chicago Magazine.

According to the article, the condo that sold at this 87 story Lakeshore East Chicago real estate development was a 3,600 square foot unit on floor 80. The report states that the list price had been $2.5 million and the sale price was $2,299,999. It also said that this sale was just the third condo in the tower that had gone under contract for a price of over $2 million.

One of the other high dollar sales at Aqua was a $2.8 million condo on floor 79. The other was a $2.24 million condo also on floor 80. The article also stated that there could be more condos at Aqua that sold for $2 million or more but just haven’t been made public record yet.
In any case, there are still some much lower priced condos at this tower if you can’t scrape up a couple million dollars. You can find some studio or even one bedroom units on some of the first for-sale residential floors, which start on level 53, priced from the $270,000s.

Developer Closeout Still Going At Library Tower

October 4, 2010 - Chicago real estate developer Lennar Homes is still advertising closeout pricing at Library Tower. The 18 story South Loop high-rise is located on 520 South State Street and there is still just a single one bedroom, one bath condo left for sale from the developer, according to a recent press release in the Sun Times. There are also a couple of two bedroom, two bath Chicago condos for sale in this building, so interested buyers have a bit of a small selection to pick from right now.

The one bedroom condos at Library Tower have been priced from $259,990. For the two bedroom units you’ll pay from $319,990. The few remaining unsold three bedroom condos are listed from $479,990. The condos in the high-rise range in size from 1,080 to 2,030 square feet. Library Tower is also FHA approved, so buyers who qualify can lock in a low 3.5% down payment, according to the article.

Unit finishes include stainless steel appliances, hardwood flooring, carpeted bedrooms, large windows, grainte counter tops and stone tiled baths. The building has a 24 hour doorman, bike storage, fitness center, business center, movie room, party room, rooftop sun deck and a landscaped park.

The sales center and models are open on weekdays and Saturday from 10am to 6pm and on Sundays from 12pm to 6pm.
