May 10, 2011 - Chicago real estate developers are not only building apartments, they are taking advantage of the high demand and trying to sell existing towers to investors at a profit. According to an article in Crain’s, the latest rental tower up for sale is 1212 South Michigan. CB Richard Ellis was recently hired by Allison Davis of DV Urban Realty Partners to market the tower, which is known as Twelve Twelve On South Michigan. DV purchased the 30 story high-rise for $65 million in 2006 and no word on how much the sale is expected to bring.

Although the tower is 92% leased, there are still some apartments available for rent. Studios have 5 floorplans and rents range between $1,140 to $1,420. Water and trach pick-up are included.

The one bedroom apartments have 9 differnet floorplans and most have walk-in closets. All of them have a dishwasher, wall-to-wall carpeting and window blinds. Monthly rents run from $1,240 to $1,700 and again water and trash pick-up are included.

The two bedroom apartments have two baths, a seperate dining area, wall-to-wall carpeting, dishwasher and mini blinds. These units are leased for $1,936 to $2,400 per month and once again the water and trash pick-up are included.

All of the apartments at 1212 South Michigan come with an appliance package, closet organizers, carpeting and oversized windows. Building amenities include 24 hour concierge service, a fitness center, dry cleaners, covered parking garage, package receiving center and business center.

Remember that there are also a lot of Chicago condos for rent right now as well from individual owners and investors.

April 28, 2011 - One of the newer rental Chicago real estate developments that still has apartments available is Flair Tower, located on 222 West Erie Street. The leasing office is open from 9am to 6pm on Monday through Friday, from 10am to 5pm on Saturdays and from 11am to 5pm on Sundays.

Apartment finishes and features include stainless steel appliances, granite counter tops, floor-to-ceiling windows, granite vanity tops, in-unit washer and dryer, walk-in closets, Grohe faucets and 12×12 inch porcilain kitchen and bath tile. April 15, 2011 - One of the new rental Chicago real estate developments with lofts for rent is 1401 South State. This smoke-free high-rise only has a limited number of one and two bedroom units available for lease, so if you’re interested you may want to make a trip to the leasing office sometime soon to check out the building and residences.

The one to two bedroom lofts at 1401 South State have around 614 to 1,000 square feet of living space All of the lofts have some traditional loft features like high 10 to 16 foot ceilings and open floor plans. Many also have a balcony and all of them have floor-to-ceiling windows, cherry kitchen cabinets with brushed nickel hardware, a built-in microwave a dishwasher, gas stove, ice maker and garbage disposal, a washer and dryer plus oversized closets (some of them walk-in).

Residents of 1401 South State have a 24 hour maintenance person on call, a landscaped sky garden with a BBQ area and fire pit on floor 4, fitness center, lounge with Internet cafe. The tower is pet-friendly and even has a dog run and dog wash.

Rental rates on the one bedroom lofts run from $1,458 to $1,600 per month. Monthly rent for the two bedroom lofts runs between $1,889 to $2,600. One indoor parking space runs $195 per month. Residents also have a $25 per month fee for water, sewer and gas. Residents also have to pay for their own cable, Internet and electricity.
