Prices Still Lowered At Silver Tower
June 7, 2010 – Prices at Silver Tower have been reduced ever since news of the foreclosure suit against the Chicago real estate development was made public back in late March. There hasn’t been any word either about how many new sales the lower prices have generated, but there had been around 145 of the 220 units still available at the 38 story high-rise.
The one bedroom, one bath Chicago condos that were priced from $301,900 are now $230,256. Old prices on the one bedroom, one to two bath plus den units were listed from $365,000 but are now advertised from $270,000. The two bedroom, two bath condos were $433,900 but have been lowered to $352,000. And the larger three bedroom, 2.5 bath units that were listed from $799,000 are now being marketed from $626,928.
The price sheet listed on the development’s site is as follows:
1 BR/1 Bath with 829 sq ft was $290,000-$380,000 now $254,000-$284,000.
3 BR/2.1 Bath with 1,793-1,810 sq ft was $799,000 now $622,000-$685,000.
1 BR + Den/1 Bath with 947 sq ft was $350,000-$450,000 now $270,000-$333,000.
2 BR/2 Bath with 1,138 sq ft was $400,000-$535,000 now $389,000-$413,000.
1 BR/1 Bath with 728 sq ft was $300,000-$352,000 now $255,000-$260,000 (only 2 left).
1 BR/1 Bath with 785 sq ft was $344,000 now $230,000.
1 BR + Den/2 Bath with 930 sq ft was $350,000-$440,000 now $279,000-$304,000
2 BR/2 Bath with 1,080 sq ft was $375,000-$505,000 now $352,000 -$373,000.
2 BR + Den/2 Bath with1,190 sq ft was $415,000-$605,000 now $402,000-$465,000.

$9,000 Incentive At Optima Old Orchard Woods
May 25, 2010 - For those of you looking for deals on suburban Chicago condos, you may want to check out Optima Old Orchard Woods in Skokie. Right now the developer is offering a “Better Than A Tax Credit” program where buyers can get $9,000 knocked off the price of a new condo if you sign a contract by May 30th. The project is FHA approved, so a low down payment is possible for those who qualify. There are a total of 656 units in this suburban Chicago real estate project and according to a recent press release they are about 75% sold.
Optima Old Orchard Woods consists of three connected glass towers that all have an impressive two story glass lobby. All three of the high-rise buildings have a green rooftop and upper level fitness center. A swimming pool, sun deck, tennis court, spa and party room with kitchen are available in each of the towers. Condo features include floor-to-ceiling windows, recessed balconies or terraces, stainless steel appliances, washer and dryer and granite counter tops.
Right now the one bedroom condos are listed from $234,700. Two bedroom condos at Optima in Skokie are priced from $267,000. The three bedroom units are running from $489,000 and penthouse suites are listed anywhere from $665,000 to over $1 million.
There are 665 condos total and every one comes with either a private balcony or terrace. Currently the one bedroom units are priced from $234,700 and the two bedroom units start at $267,000. If you need more room, the three bedroom condos are listed from $489,000. Penthouse residences are priced from $665,000 and the largest four bedroom penthouse units start at about $1 million. The development is also FHA approved and some buyer incentives are being offered on certain immediate delivery sales.

More Aqua Hotel Details
May 24, 2010 - A little more information about the Radisson Blu hotel that is coming to Aqua has become available. The 18 floors of Aqua that will house the hotel will contain 300,000 square feet of operation, 334 guest rooms, a 12,500 square foot ballroom, 27,000 square feet of meeting space and a 125 seat restaurant and bar.
Chicago real estate developer Magellan stated in a press release that the Radisson Blu guests will have a separate entrance from the residential part of the 82 story high-rise. Hotel guests will also be allowed access to all of the resident amenities at Aqua and fitness center.
Hubert Joly, Carlson hotels President and Chief Executive Officer, was quoted in the Magellan article as saying that, ”Our ambition is to establish flagship hotels in major cities in the U.S. and the Radisson Blu Aqua hotel is a major step towards realizing that goal.”
Executive VP of Development & Investments for Carlson Robert Kleinschmidt was quoted in the article as saying that, “We believe Aqua provides an excellent choice for a Radisson Blu U.S. flagship property because of its dramatic architecture and prominent and visible location.”
If you’ve been considering purchasing one of the last few remaining units at Aqua, you may want to get moving. With all of the recent press about the hotel, buyers may be motivated to make an investment. And if you don’t find anything you like at Aqua, there are plenty of other Chicago condos for sale.
