Leasing Rates Advertised For Parc Huron

April 13, 2010 - For those of you who are apartment shopping, new leasing rates have been released by RMK Management for Parc Huron, which is still under construction but will be finished this year. Move-in is scheduled for the first part of June, so future tenants won’t have very long to wait. This River North high-rise is worth paying a visit if you like the nieghborhood and are looking for some bells and whistles with your apartment.

Parc Huron apartments have one or two bedrooms, one to two and a half baths and size up from about 729 to 1,443 square feet. Finishes and features of the condos at this Chicago real estate development include kitchens with GE stainless steel Energy Star rated appliances, granite counter tops, wooden cabinetry and designer lighting. Granite counter tops in the baths and marble floor tile are also standard. Each unit also comes with a stackable full-size washer and dryer and hardwood floors.

Parc Huron common amenities include a landscaped terrace with fireplace, fitness center, pool, steam room and sauna, resident lockers, WiFi lounge and 14,000 square foot park.

There are some non-refundable fees such as for pets (cat $250 and dog $300), move-in $87.50, application $60, administrative $150, car parking space $250 per month and motorcycle parking space $120 per month. Utilities for one bedroom apartments run $120 per month and for two bedroom units it’s $175 per month. That takes care of the gas, Internet, cable, water, trash and air conditioning.

There are several new apartment towers that will be ready for renters this year and there are also plenty of Chicago condos for rent as well.

215 West Apartments Open, Offering $150 Gift Coupons

April 6, 2010 - If you’re shopping for a new Chicago apartment and love getting something free, you may want to check out the leasing center for 215 West Apartments. This 50 story, 389 unit apartment tower just recently started welcoming residents. Right now you can print off a coupon from this Chicago real estate development’s site and redeem it for a “gift worth $150″ when you sign a lease and move in to the apartment. The offer is good through June 30th of this year.

Construction on the tower is ongoing, but occupancy through floor 31 is possible, according to a press release from PRN Newswire. The article went on to say that 215 West is the first rental tower built in the Loop in the past fifteen years. Another first is that it should qualify for LEED certification.

The developers are Jupiter Realty Company and Cornerstone Real Estate. The apartments range from studio units to one, two and three bedroom residences. Finishes include granite counter tops, Frigidair Energy Star rated appliances, floor-to-ceiling windows, lots of closets and a washer and dryer. Resident perks include a fitness center, steam room, massage room, game room, party room, movie room, business center, library, cyber lounge, bike storage, dog run and 24 hour doorman. The tower also has a landscaped rooftop sun deck with pool, grilling area and places to sit and relax.

The studios vary from 525 to 707 square feet and leasing rates run from $1,149 to $1,872 per month.

For a one bedroom unit with 751 to 933 square feet the monthly rental rates are $1,277 to $2,551.

Two bedroom apartments run from 1,106 to 1,108 square feet and are leasing between $2,433 to $2,692 per month.

If you need more space, the three bedroom units measure from 1,598 to 1,799 square feet and monthly rental rates run from $4,122 to $4,617.

Indoor heated parking is available and the building welcomes pets.

With 215 West just opening, you probably have plenty of time to check it out before all the units are leased. You may want to also check out the Chicago condo rentals that are available.

Shoreland Hotel To Be Converted To Apartments

April 5, 2010 - Architect Jeanne Gang has a new Chicago real estate project to take up her time and skills now that Aqua is complete. The historic Shoreland Hotel on 5454 South Shore Drive is going to be converted into Chicago apartments, according to a Tribune article. Gang was quoted as saying that she is looking forward to the task and intends to, “maintain the quality of the spaces. … It’s a building that needs tender, loving care.”

Antheus Capital is the developer who purchase the 80 year old hotel building, which was last used by University of Chicago students. The tower came with a price tag of $16 million and Antheus estimates it will take $50 to $60 million to renovate it into 350 apartments.

Before renovation work can start though, the project has to get approval from the alderman and a zoning change must happen. The was previously zone for a development of 281 Chicago condos. Parking is also an issue, as the residents of the neighboring building at 5490 South Shore Drive have a lack of parking, according to the article. Antheus Capital wants to construct parking for a minimum of 140 spaces but wants zoning approval for as many as 266 spaces, with the increased number made possible by a lift.

Renovations planned for the hotel include new lighting, heating and air conditioning systems, flooring and wall repair. The ballroom may be turned into a party room or house a restaurant, and common areas of the building may also include a bank, gym and some kind of retail space or shops.

It looks as though developers are still banking on apartment projects due to the large number of Chicago condos for sale.
