Big Price Reductions At 200 North Dearborn

April 24, 2010 - Chicago real estate developments that haven’t yet reached sell-out are advertising all kinds of price cuts, incentives and hype to lure potential buyers into the sales centers. Right now American Invsco is hoping to sign a few more contracts with buyers before the end of the month for the remaining Chicago condos at 200 North Dearborn.

If you purchase a condo at this high-rise before April 30th you’ll save from 44% to 52% off the previous list prices. There are about 40 units that are discounted, and the tower is now FHA approved as well. Another incentive to buy before the 30th of this month is that you can get 3% cash back when you close.

There are two convertibles that were priced in the mid $280,000s that are now listed for $147,409 and $147,744.

There are also 29 one bedroom condos that had been marketed for between $339,000 and $493,700 and are now priced from $189,399 to $204,093.

If you would prefer a two bedroom unit, there are 9 of those at 200 North Dearborn that have been reduced in price. Those units had been running from $471,100 to $493,700 but you can now buy one for between $222,815 and $275,830.

These units come with standard features like ceramic bathrooms, full size shower and tub, floor-to-ceiling windows, carpeted floors, walk-in closets, oak cabinets and an appliance package. You can upgrade the finishes and add stainless steel appliances.

Resident perks at 200 North Dearborn include a sun deck with pool, fitness center, bike storage room and extra resident storage space, 24 hour doorman and a laundry facility.

Chicago Area Townhomes Have Open Houses This Weekend

April 22, 2010 - For those of you interested in townhomes and condos just outside Chicago, M/I Homes is having a spring model home tour this weekend. You can also register to win one of several door prizes they are giving out as well as other free gifts. According to a recent profile in the Tribune, you can print off an entry form from the developer’s website and then get it stamped at the sales centers you visit.

At Church Street Station in Hanover Park you can pick from four two story townhome models that have between 1,579 and 1,858 square feet of living space. Prices on those townhomes run from $199,990 to $242,990.

Shelbourne Crossing is another townhome development located in Winfield. There is an Uptown design that has four different two story models that measure from 1,579 to 1,858 square feet. Those townhomes are priced between $191,990 to $222,990. There are also three rowhome type models that size up at 2,013 to 2,132 square feet and run from $239,990 to $264,990 in price.

The Plaza on New York in Aurora offers four different design models. Those townhomes are two story, 1,730 to 1,965 square foot residences that come with two to three bedrooms and 2.5 baths. The townhomes also have an unfinished lower level plus a two car garage. Prices on these townhomes run from $199,990 to $239,990.

In Geneva there is the Mill Creek development from Shodeen Residential that is offering $30,000 in upgrades to buyers who sign a contract by the end of this month as well as $3,000 towards closing fees. Those upgrades that are available include stainless steel appliances, granite counter tops, 50″ HDTV and surround sound, 20′x20′ patio and several other options.

If these townhomes aren’t exactly what you’re looking for in a new home, there are still plenty of Chicago townhomes and Chicago condos for sale at reduced prices.

25 Market Street West Condos To Be Auctioned

April 14, 2010 - For those of you who can’t get enough of Chicago real estate auctions, keep April 29th clear on your calendar because Sheldon Good & Company will be taking bids on 25 units at Market Street West in Willow Springs, Illinois. This development is located on 300 Village Circle and is a Gammonley Group project. Two buildings make up Marlet Street West and there is a total of 103 condos there.

According to the auction company, the condos will have minimum bids starting at $129,000 and FHA financing is available with a low 3.5% down payment. The minimum bids on the condos are set as much as 42% below the old list prices for the units.

The condos up for auction feature eight and a half foot high ceilings, walk-in closets, 13″x13″ ceramic tile in the entry and kitchen, wall-to-wall carpeting in the bedrooms, dining room and living room. A GE Spacemaker washer and dryer, decorater lighting, oak cabinets and Moen faucets are also standard. The baths have oversized mirrors, 5′ soaker tub, marble vanity top and double bowl sink.

You can check out these condos through the 28th of this month on Tuesday through Thursday from 12pm to 7pm and on Saturday and Sunday from 11am to 2pm.
