Down To 5 At Union Row

March 27, 2010 - When Chicago real estate developers reduce prices at their projects, it doesn’t always result in sales. But for the Belgravia Group, the price cuts that have been in effect at Union Row have been working and according to a recent press release, there are just five townhomes left for sale.

Prices on these Chicago townhomes were dropped by roughly 30% several weeks ago. Old pricing ranged anywhere from about $535,000 to $699,900. The townhomes had from three to four bedrooms and 2.5 to four baths, but some floor plans have sold out. All of the 35 townhomes feature an attached and heated two car garage, laundry, oak floors, a skylight on the fourth floor, walk-in closets, security system, wall-to-wall carpeting, porcelian tile foyer and recessed lighting in the entrance and hallways.

Kitchens have stainless steel appliances by GE, granite counter tops, 42″ Ultracraft cabinets and a Kohler double sink. The baths have marble counter tops, porcelian tile and surround, recessed cabiets, Kohler steeping tub and full length mirror with lighting.

The five unsold townhomes have 2,460 to 2,901 square feet, four floors, three or four bedrooms and three or 4.5 baths. For a three bedroom, 2.5 bath residence you will now pay from $374,900. The three bedroom, three bath townhomes are now being marketed from $429,900. Prices on the biggest townhomes with four bedrooms and baths have also been lowered and start from $499,900.

There are lots of Chicago condos for sale with reduced prices if the townhomes at Union Row aren’t exactly what you’re looking for in a new home.

Chess Lofts Announces Big Price Cuts

March 26, 2010 - For all of you loft lovers, there is another Chicago real estate development that is slashing prices on the unsold units in the building. Chess Lofts is a conversion of the 1950’s warehouse for Chess Records. The project wrapped up in 2007 and the developer has tried just about everything except recording a top 20 hit about the lofts in the concrete and brick building. But cutting prices may be the best bet if they’re trying to score some record sales.

According to a recent Tribune article, there are 48 units for sale out of the 119 total in the building. Immediate delivery is an option on 12 of those 48. Chess Lofts is located in the South Loop on 320 East 21st Street and the building has a fitness center, rooftop sun deck with BBQ station, bike storage room and a dog run.

“All Chess Lofts residences display generous 12-foot to 18-foot ceilings throughout living areas and expansive views of Lake Michigan, Soldier Field and the Chicago skyline through generous oversized windows,” Weichert, Realtors — Frankel & Giles sales director Britta Rivera was quoted in the article as saying.

Old prices on the one and two bedroom condo lofts at Chess Lofts had been running from $239,900 to $449,900. The new price on the one bedroom, one bath lofts starts at $194,900. For the two bedroom, two bath lofts you will now pay from $249,900. Parking could potentially be an issue because garage spaces aren’t available with every unit. If you can buy one, it will tack another $35,000 onto your cost.

There are three models you can tour and the sales center is open from noon to 5pm weekdays. It’s always a good idea to compare, so you may want to check out some other Chicago lofts for sale as well.

Rent Incentives At Alta At K Station

March 25, 2010 - Alta at K Station only recently began welcoming residents and already there are some incentives and popping up to entice potential renters to the 39 story high-rise. The developers of this Chicago real estate project are Lincoln Property Company and the Fifield Companies. The 420 apartments in the tower are a mix of studios to three bedrooms, and according to the Alta’s website, the first 100 renters will get the first 100 days rent-free and be entered in a drawing for a Vespa scooter.

If you aren’t sure but are interested in an apartment at Alta at K Station, try to schedule a tour by April 18th. If you do, you can register for a drawing to win a $500 American Express gift card.

Lower leasing rates are supposed to be announced soon, but right now the studios are listed between $1,295 to $1,612 per month. For a one bedroom, one bath apartment you can expect monthly rents from $1,667 to $1,832. The two bedroom, two bath units are leasing for between $2,433 to $3,554 a month. And for a three bedroom, two bath apartment you will pay from $3,469 to $3,638 per month.

The big amenity perk at Alta at K Station is Club K, which is a 32,000 square foot recreation area on the eighth floor. There is a fitness center, pool, lounge, outdoor spa, firepit, BBQ area, cabanas, sun terrace, party room, business center, 22 seat movie room, mens and women’s locker rooms, sports court and wireless Internet cafe.

If you’re looking for an apartment to rent, you may want to check out Alta at K Station. If not, there are still plenty of Chicago condos for sale that are advertising price cuts and incentives.
