November 30, 2009 - If you’re interested in purchasing a townhome in Winnetka, you may want to plan a visit to 460-474 Green Bay Road. That’s the location of Library Plaza Townhomes. The developer of this suburban Chicago real estate project is David Glatt and he has taken the 1965 townhomes and brought the interiors into the present while preserving the exterior past. There are eight townhomes in this development, and according to a recent profile in Chicago Magazine, Mr. Glatt has updated the units with modern kitchens and baths, roomy closets and crown molding and baseboard trim.

The townhomes all have three bedrooms and stand three stories tall. The biggest floor plan has 2,300 square feet of living space and comes with a full basement. This townhome is priced at $675,000. If you don’t need quite that much room, you can opt for one of the smaller townhomes that has around 1,900 square feet of living space for about $485,000.

There are still seven of the eight townhomes available, so you should have a good selection left to pick from at this development. And remember that there are other Chicago Townhomes out there with lowered prices.

Developer Keeps It Quiet At 550 St Clair

November 29, 2009 - Chicago real estate developer Sutherland Pearsall is a partnership of Mark Sutherland and Alex Pearsall. This duo has focused on constructing condos and townhomes that appeal to young professionals, according to an interview they recently gave to the Tribune. In their words, they build what appeals to themselves because they fit into the demographic of buyers they want to attract.

One of their most well-known high-rises is 550 St Clair in Streeterville. This 26 story glass tower was designed by Brininstool + Lynch and still has a selection of studio to three bedroom condos for sale at prices running from around $197,500 to $1.5 million. The finishes in these condos include Bosch kitchen appliances, German made cabinets, Brazilian maple or cherry hardwood floors and posh marble baths. Building amenities include a pool, sauna and fitness room.

Sutherland Pearsall also is behind the Drexel Square Townhouses located in Kenwood. These townhomes have from three to four bedrooms, depending on the plan, and attached two car garages. Features such as lofty vaulted ceilings and cozy fireplaces are common. Pricing on these homes ranges from $349,900 to over $464,900.

And if silence really is a virtue, then condos and townhomes built by this duo would rate pretty high. To get maximum sound proofing, the developers use layers of concrete, insulation and drywall in the floors and ceilings. They also add extra insulation around the bedroom and bathroom walls inside each unit to keep interior noise to a minimum.

Besides 550 St Clair, there are quite a few other Chicago Condos In Streeterville for sale from other developers, so why not take an afternoon and tour a few?

Three Condos Ready For Delivery At Bridgeport Development

November 27, 2009 - While we’re on the subject of Chicago real estate developments in neighborhoods that may not get as much attention, we want to mention a smaller one in Bridgeport. There is a three unit conversion project on 3308 South Lowe that is ready for move-in right now. According to a recent article in the Tribune, the developer is Bozena “Bo” Boguslawski.

The building had housed four separate units, but in the conversion process, Bo combined spaces and make them into three energy efficient condos. The condos size up between 1,300 and 2,600 square feet and are priced between $289,000 and $539,000 each. Bo was quoted in the article as saying that buyers will have to pick out which washer, dryer and refrigerator they want but, “Other than that, these condos are ready to go. You could close now and celebrate New Year’s Eve in your new condo.”

The $289,000 condo is a garden level unit with two bedrooms and two baths. The largest unit with 2,600 square feet of living space and priced at $539,000 is on the top floor. It comes with two bedrooms, two baths and a loft. The most unique feature of this condo is that one wall is made of river stone, giving it an almost rustic look.

The $347,000 condo is on the main floor and serves as a partially finished model for buyers to view. It also has two bedrooms and two baths plus a roomy kitchen.

All three of the condos have been remodeled with recycled bamboo wood flooring, recycled Brazilian mahogany doors and wood trim, wood stairs made from salvaged pieces and Energy Star gas furnaces, according to the article.

So if you’re looking for a smaller building to live in and not a downtown high-rise, you may want to check out the units at 3308 South Lowe in Bridgeport. Remember, there are lots of great Condos In Chicago in places you may not think to look, so don’t rule anything out until you see it in person.
