Michigan Avenue Tower II Condo Auction In November

October 24, 2009 - Decisions, decisions. For those of you planning on attending the Motor Row Lofts auction on November 15th, there is now another large Chicago real estate being held that day at the same time. Accelerated Marketing Services is auctioning 40 condos located at Michigan Avenue Tower II.

This is the same auction company that handled the hugely successful Vetro auction last March. In a recent Tribune article, Appraisal Research Counselors VP said of the Vetro auction that, “Buildings that were competing needed to re-price if they wanted to gain some market share. There was a ripple effect. The bottom line is no one is selling if they’re not discounting.”

The condos up for auction at Michigan Avenue Tower II vary from one to three bedrooms with between 580 and 2,120 square feet. Previous prices ranged from $135,900 to $682,000. Minimum opening bids will range from $99,000 to $375,000.

The auction will take place at The W Chicago-Center on 172 West Adams Street. You have to check in starting at 12PM and the auction is scheduled to start at 1PM. The usual auction registration rules apply. Bring a picture I.D., $5,000 Cashier’s Check and a personal check to cover the balance of the down payment on the winning bid. You also have to be able to close on your condo no later than December 28th. FHA approval is being sought before the auction, so that could make getting a loan easier.

Four Condos To Be Auctioned In Glenview

October 23, 2009 - If you’re looking for a suburban Chicago condo in Glenview, Inland Real Estate is holding an auction for four units located at 755 North Milwaukee Avenue in Glenview. The auction will take place on November 10th at the Westin Hotel on 70 Yorktown Center, in Lombard, IL. Registration starts at 6PM and the bidding will start at 7PM.

According to a press release in the Tribune, the four condos are in a three story low-rise building. The units size up at about 1,350 square feet and come with two bedrooms, two baths, a private balcony, great room, dining room, hardwood floors, fireplace, stainless steel kitchen appliances and granite counter tops. The four condos are on floor two and three of the building.

These condos had been listed between $359,000 to $369,000. At the auction, minimum bids will start at $175,000 so that’s quite a bit of a reduction. Depending on the crowd and interest in these units, you could score some serious savings on these condos.

Open house hours for touring are on October 25th and again on November 1st from 1PM to 3PM in the afternoon.

With so many Chicago real estate auctions announced for this month and next, anyone interested in buying Condos In Chicago should probably give some consideration to attending the events or at least taking a look at the condos that are to be sold.

Penthouse Units Available At Astoria Tower

October 22, 2009 - A few posts ago we told you that first deliveries at Astoria Tower were underway. A little more information about the remaining unsold units in the 30 story tower has been released. There are a total of 248 condos with several floor plans in this Chicago real estate development. The units range in size from about 561 to 1,840 square feet of living space.

Prices on the condos that are available run anywhere from around $189,900 to $699,900. According to a recent Tribune profile, there are also four unsold penthouse condos with a price tag of $1.499 million each on the top floor of the tower.

The spa services are among Astoria Tower’s amenities that are designed to pamper residents. The Spa Life Center is a 12,000 square foot area that features a hot tub, sauna, steam room, massage room, yoga studio, fitness center, nail salon, locker rooms and a pair of landscaped terraces. Residents can also opt to book a “spa concierge” for on-site treatments, according to the article.

The tower also has a rec room with pool tables, a golf simulator, bike room, storage lockers, library, business center and movie room.

So if you’re shopping for New Chicago Condos and want your own personal spa service, Astoria Tower may be what you’re looking for.
