Union Row Townhome Prices Lowered

October 28, 2009 - Chicago real estate developer Belgravia Group has been busy lately trying to ink some more sales before the end of the year. They have the lease-to-own (for lack of a better description) with $5,000 down at 565 Quincy and now they have dropped the prices on four townhomes at their 35 unit project, Union Row.

The townhomes at Union Row have been priced between the low $700,000s and low to mid $500,000s. The first person to purchase one of the four discounted townhomes will get to take $80,000 off the price tag. The second buyer gets a $75,000 reduction. Third townhome to be sold will be marked down by $70,000 and the fourth and last townhome in the promotion will have a $65,000 price reduction.

The residences have from three to four bedrooms (some with dens) and 2.5 to three baths. Oak hardwood floors in the common areas, carpeted bedrooms and porcelain tile baths are standard. The kitchens have Ultracraft cabinets, granite counter tops, GE appliances, Kohler fixtures, double sink and a breakfast bar or island, depending on the plan. Other finishes include a steeping tub in the bath, fourth floor skylight, laundry, walk-in closets and a two car garage.

Residences At The Grove Ready For Renters

October 27, 2009 - Yesterday we told you that the Parc Huron was nearly topped out. But M&R Development has another even larger rental Chicago real estate project that it completed in September, according to a GlobeSt. article. The Residences at The Grove, located on 2845 Easton Street is a complex containing 270 apartments and 24 row homes situated in a group of three 8 story buildings.

Right now the row homes and apartments are around 40% occupied, according to the article. Apartment floor plans include studios that have 480 square feet of living space, one bedroom units with 790 square feet and two bedroom apartments with 1,200 square feet. The row homes are larger with 1,735 square feet.

Finishes include an appliance package, a washer and dryer, either a balcony or patio and indoor heated parking. Resident amenities include a courtyard in the middle of the complex which contains a fireplace and a reflecting pool. There is also a resident clubhouse with a fitness center, business center, kitchen, gathering area and an outdoor pool.

Rents at the Residences at The Grove run anywhere from about $899 to $2,175 per month.

Parc Huron Nearly At Its Peak

October 26, 2009 - For anyone keeping up with the progress of the Parc Huron, the former Lenner condo tower project that was taken over by M&R Development and reborn as a rental project, the 21 story high-rise has nearly reached its full height. This rental Chicago real estate project plans on gaining Silver LEED certification. The River North tower, located on 469 West Huron Street, will be leasing 221 units that have from one to three bedrooms and monthly rents between about $1,530 and $3,600 per month.

The Parc Huron will have a resident terrace with a fireplace and fitness center along with sauna, pool and steam room. Indoor heated parking is also available. Unit plans detailed in a recent press release had one bedroom apartments with 614 to 729 square feet and one bedroom plus den units with 780 to 871 square feet. The two bedroom residences measure up at 1,100 to 1,350 square feet and the three bedroom apartments will have from 1,375 to 1,443 square feet.

There have been several Chicago condo projects that have converted to rental towers this year and there certainly is no shortage of apartments. But then again, according to numbers released by Appraisal Research Counselors and quoted in a Tribune article, there have been 1,538 condos delivered this year in the South Loop alone, not to mention another 300 more scheduled for next year.
