Free Parking Still Offered At Superior 110
September 20, 2009 - JFJ, the developer of Superior 110 has still been advertising “amazing price reductions,” and also including a free parking space with the purchase of a unit at this Chicago real estate project. JFJ is throwing in one parking spot if you buy a one or two bedroom condo and two spaces with the purchase of a three bedroom unit.
A southeast corner two bedroom, two bath unit was lowered to $604,163 which translated to a savings of $100,740. Another two bedroom, two bath condo located in a southwest corner was reduced to $554,975 which is a drop of $95,275. A three bedroom, three bath, half floor residence with two parking spots is now listed for $1,372,863 and that is $190,763 less than it had been priced. And the final unit advertised on Superior 110’s flier is another half floor condo with three bedrooms and 2.5 baths for $1,460,613 which is a reduction of $229,513. Assessments run anywhere from about $450 to $1,300 per month.
The units at Superior 110 come with 3″ oak plank hardwood flooring, recessed lighting, surround sound, video and data wiring in every room, closets designed by Custom Closets, floor-to-ceiling windows, GE Smarthome System, Frigidaire washer and dryer and a balcony or terrace. The baths come with Snaidero vanity and cabinets, Kohler under mount sink, Toto toilet, Grohe fixtures, Whirlpool tub and separate shower. The gourmet kitchens have Snaidero cabinets, Sub-Zero, Wolf, Bosch and Dacor appliances, quartz or stone counter tops, double bowl under mount stainless steel sinks, Grohe faucets and glass tile backsplash plus under-cabinet lighting.
The building offers residents a 24 hour doorman, business center with Wi-Fi access and coffee machine and a fitness center.

Discounts On Next 5 Sales At Optima Old Orchard Woods
September 18, 2009 - The Optima Old Orchard Woods towers in Skokie have won a lot of praise for everything from design to interior finishes and spectacular views. The three connected towers have a combined total of 665 units, and many of them have a wrap-around terrace with views of the Harms Woods forest preserve. Each of the three towers has a fitness center on the upper floor, which is more convenient for residents. And now you can get from $10,000 to $30,000 off certain condos at Optima if you’re one of the next five buyers.
The first tower is sold out, but there are 30 and 60 day delivery condos available in the second and third towers. Elm Tower has a handful of two and three bedroom units that are priced from the low $400,000s to mid $500,000s before the discount. Maple Tower has a bigger selection of one to three bedroom units available. Those condos start anywhere from about $255,000 to $750,000.

August Foreclosures Down, But Still Up From Last Year
September 17, 2009 - Quite a few buyers have taken advantage of the increase in bank-owned Chicago real estate for sale and the growing number of foreclosure auctions. In fact, much of the increased activity in the housing market is from short sales and distressed properties. This trend is likely to continue for some time yet, as the latest stats show that although the number of August foreclosures in Illinois is up 22% from the same month last year (2008), but is down 10% from July of this year (2009). A recent Crain’s report states that Illinois ranks as the 10th highest state for foreclosures.
The national mortgage prevention program that the government launched in an effort to stave off so many filings isn’t doing well either. The Treasury Department recently confirmed that just 12% of those who would qualify for help with their mortgages have applied. The government program set aside about $75 billion to help keep homeowners in their homes, but as of yet it hasn’t made much of a difference.
Interestingly, another report from the Daily Herald said that those most likely to walk away from a mortgage on new Chicago condos or homes aren’t buyers with lower credit scores. Buyers who have higher scores are about 50% more inclined to make the decision to default on a mortgage if the condo is seriously losing value. This could be another factor affecting the participation levels of the national mortgage bailout plan.
In any case, if you are looking to buy a new home, there are plenty of Chicago Condos For Sale that aren’t foreclosures or short sales.
