September 22, 2009 - The unsold Chicago condos at 1400 Lake Shore Drive have joined in the price reduction frenzy, but at a slower or lower pace than a lot of other developments. These units are being advertised as upgraded and a developer’s closeout.

The units are showing a less than 10% drop, with studios starting at $149,900 and the one bedroom condos starting from $218,500. You can now purchase a two bedroom unit from the developer from $309,900 and up, and for a three bedroom condo you can expect to pay from $449,000 and up.

There are a total of 398 condos in this renovated tower. The efficiency units at 1400 Lake Shore Drive have from 421 to 522 square feet. The one bedroom condos range in size from 360 to 768 square feet. The two bedroom, two bath units have from 1,057 to 1,207 square feet and the three bedroom, two bath condos have 1,540 square feet.

The building sports $20 million in improvements including a fully equipped fitness center and multi-tiered roof top deck with gas grills for residents to use. The high-rise is actually listed in the National Register of Historic Places and most of the original architectural details have been left in place and improved.
