Shangri-La coming to Chicago’s Waterview Tower

The luxury Shangri-La hotel chain will make its first foray into the American real estate market in Chicago.  The 90-story Waterview Tower will offer a total of 200 condo hotel rooms.

Chicago residents looking to live in what promises to be one of the landmark buildings in the city can also choose from 233 luxurious condominiums to be built in the Waterview Tower.

Condominiums at the Waterview Tower will offer studio, one, and two bedroom floor plans.  Prices for the studio units start at $500,000, while one bedroom units are priced from $1 million.  Two bedroom condominiums start at $1.3 million.

Residents and guests of the Shangri-La will enjoy the best five-star amenities on the market.  A full-service hotel staff will cater to all of the necessities.  Valet, concierge, and room service staff will be available 24 hours a day at the Shangri-La.  Condominium owners will also be able to take advantage of this incredible service.

Residents will also enjoy the Chi Spa, a full-service spa that features an indoor pool, sauna, steam room, and massage center.

The completion of one of the most widely anticipated Luxury Chicago Condos is planned for 2009.

Near West Side condo market at a glance

The market for condos on the Near West Side of downtown Chicago has taken a beating in the past few months as demand has dropped to levels not seen in five years.

According to the Chicago Association of Realtors, a total of 383 condominiums were sold in the neighborhood during the third quarter, the lowest total for the quarter since 2002.  It is also a 31 percent drop from the same period last year.

Developers and condo owners are facing an increasingly difficult market as the inventory of unsold condominiums increases in the area.  If you’re selling your condo on the Near West Side, it will now take you an average of 149 days to find a buyer, the longest turnover time the neighborhood has seen since 1999.

However, buyers aren’t seeing the deals that are appearing in other neighborhoods as a result of the slowdown in sales.  Prices were up another 11 percent, with the average sales price now standing at $369,274.

If you’re considering one of the many Luxury Chicago Condos on the Near West Side, watch out for lower prices if demand continues to slide in the area and the inventory of condos on the market increases.

Aristocrat Tower
